Foster + Partners, a renowned architecture firm, has announced the ground-breaking of One Beverly Hills, a project that will revolutionize 17.5 acres of land in the heart of the city. The firm is collaborating with Cain International, the City of Beverly Hills, Aman Group, RIOS Architects, OKO Group, Hilton, and Kerry Hill Architects (KHA) to bring this project to reality.
According to David Summerfield, Head of Studio, Foster + Partners, “Our masterplan creates a connected green oasis, which blurs the lines between indoor and outdoor living and harnesses L.A.’s creative spirit. We are delighted to see construction work beginning on One Beverly Hills.”
Jonathan Goldstein, CEO and Co- Founder of Cain International, said, “One Beverly Hills is poised to become a landmark development, seamlessly integrated with the local culture and environment. We are grateful to be collaborating with Foster + Partners, one of the world’s premier architects, to realize this ambitious vision. The project, and its 10 acres of gardens and open space, will redefine urban living, creating a sanctuary that has never been realized to such a grand scale in this legendary city.”

The project is set to introduce 10 acres of open space and breathtaking gardens, planted at the heart of the site. The gardens will be a sustainable oasis of wellness, encouraging exploration and relaxation. The landscape architect, RIOS, has curated over 200 species of California native plants and trees including palms, oaks, sycamores, and succulents to be integrated throughout the gardens. While four acres will be exclusively for residents, club members, and hotel guests, the remaining 4.5 acres will be open to the public.
The masterplan aims to seamlessly integrate the existing Beverly Hilton and Waldorf Astoria Beverly Hills into a unified site. The Beverly Hilton will benefit from a considerate restoration and significant upgrades, integrating designs that pay homage to its legacy and further cement its position as the city’s premier venue for decades to come. The masterplan also adds new buildings to the site, including a luxury Aman Hotel with 78 all-suite guest rooms, Aman-branded residences across two towers, and a standalone 100,000 square foot Aman Club – the brand’s private members club.
The project will transform access for pedestrians and bicycles, with new walking paths and bike lanes that create permeable flows across the site. Wilshire Boulevard is being reborn as a new green gateway, with a cascading stairway that encourages pedestrians to explore the gardens or the carefully curated selection of shops and restaurants adjoining the Beverly Hilton. The gardens pass over the road, separating cars and nature, while providing access to the hotels and major boulevards.
The project is a fine example of sustainable development, with the gardens utilizing harvested rainwater and recycled greywater for irrigation. This will achieve 100 percent water sustainability, conserving millions of gallons of water annually.
